  • Created and Owned 3 management companies, controlling up to 18 assets and over 10,000 units with an additional 3,000 units under asset management

  • Held president, vice president, regional manager, property manager regional training & marketing positions

  • 29 years managing, consulting and acting as interim executive director in a Public Housing Agency environment 

  • Managed 6,000 units of public housing assets through public/private partnerships with resident leaders and management to form successful outcomes 

  • 42 years as professional trainer including Fair Housing, Risk Management, Leasing, Sexual Harassment, Customer Service, etc., to over 30,000 professionals 

  • 37 years developing and supporting the developers of affordable housing       financed with multiple revenue streams including: 

  •     ✓ Low Income Housing and Historical Tax Credits and Housing Trust Funds

  •     ✓ HUD programs including housing choice vouchers, project based Section 8, public housing, Section 202, 811, Community Development Block Grants, HOME and USDA

  •     ✓ 22 years Municipal Tax Exempt Bonds

  •     ✓ 38 years conventional debt

  •     ✓ 36 years of municipal soft second and private third tier financing

  • 36 years identifying development projects, land options, securing purchase options, acting as GC for renovation and rehab projects, acted as owners rep confirming the GC and subs costs/workmanship meets their scope/budget, confirming change orders, developed scopes of work, recruited/contracted subs, reviewed/approved pay apps and worked with architects on approximately $500M in rehab projects

  • 25 years developing programs, contracting, organizing, training and supporting HUD Section 3 training and employment and contracting programs including 21 HUD Section 3 businesses 

  • 25 years owning and leading the nations largest HUD Section 3 Compliance and Training firm

  • 34 years developing family programs designed to strengthen families, keep families together, enhance education, break the cycles of poverty, and assist families to transition beyond affordable housing 

  • 35 years developing Affirmative Action and Marketing Plans for Affordable, Public, and Conventional Housing projects assuring equal access 

  • 30 Asset Portfolio which included Single Family Rental, Commercial/Retail Strips, High-rise Office Buildings, Downtown Retail Mall and Warehouses

  • Performed HUD Confirmatory REAC Inspections on PBRA Properties across the US

  • Conducted Quality Assurance Secret Shops of Property Management Leasing, Local/National Retailers, Hotels, Restaurants including Retail Owners/Staff

  • Senior Portfolio Manager over 44 LIHTC Projects including review, approval or rejection of new deals

  • Pre-Purchase Due-Diligence on Local and National Portfolios including Pictorials Recommendations

  • Market Surveys and Municipal Access Impediments Studies 

  • Public Housing Board of Commissioner Trainings (Regulatory and Pre-Development)

  • Serviced hundreds of clients nationally and fielded about 700 calls/text/email yearly from general public

  • Managed the politics, politicians, and NIMBY’s to achieve permits, re-zoning and variances including public presentations at council, commission and zoning hearings

  • Traveled three million miles and up to 300 nights routinely

  • Worked with organized trades and negotiated PLA’s which allowed union/non-union contractors on the same projects (never simultaneously)
